Tips for Sellers!

Every day I am asked questions by homeowners wanting to know how to sell their home. Well, I can’t give away all of my secrets, but  I’ve sat down and thought about things that really affect how long a home sits on the market. Here’s the list that I thought of:

1. The RIGHT Price and the RIGHT Agent

Everyone who sells their home want to get the purchase price plus when selling their home, but in today’s economy it just isn’t realistic. Pricing your home too high can affect how long your home can sit on the market. By educating yourself about what your home is worth by using a Real Estate agent who knows the local market could be your biggest asset. Having a good price set by an agent who knows what is selling could be the difference between 1 month on the market and 1 year.

2. De-Cluttering & De-Personalize

If you can’t move out of your home until you sell it, the best thing to do for showings is de-clutter closets, attic space, basement space, and bedrooms! Your home will look like it has twice the storage space if you go ahead, organize, and throw out what you don’t need! Showing a home that is neat and un-cluttered will sell every time! You want the potential buyer to be able to imagine themselves and their things in your home, they can only do that if there is empty space for them to use their imagination. The more personal stuff in your house, the less potential buyers can imagine themselves living there. Then use your furniture to stage the home. Staging simply means arranging your furniture to best showcase the floor plan and maximize the use of space.

3. Be Ready to Show 24/7

Being available to show your home at any and all times will get your home sold. Buyers are ready to buy when they are ready- not when you are ready. If you pass up on a showing, that might have been your potential buyer. Update all of the light bulbs in your home and take down the drapes. Lighting up your home on the inside can make a dark and dreary living area seem to be given a face lift! Keeping the home neat, staged, and de-cluttered will bring in more showings and more potential buyers.

4. Fixing up

A lot of current home owners want to sell, but feel like they have 100 need to be fixed projects before they can. This is not the case! Talking with your agent to see what fixes have to be done and what can go with the sale will help you save a lot of time and a lot of money. Don’t stress about the little things. Go ahead and get the house ready to show. Buyers will still put the offer in, they can request the repairs later! Let’s get the offer first!

5. The first impression is the only impression

No matter how good the interior of your home looks, buyers have already judged your home before they walk through the door. You never have a second chance to make a first impression. It’s important to make people feel warm, welcome and safe as they approach the house.
