1. Buy a house priced no more than 2.5 times your annual salary. This is a realistic guideline to ensure that you are not overextending yourself on your mortgage.

2. Buy a house in an excellent school district, even if you don’t have children. This will increase your resale value, as many home buyers do have children.

3. Before you buy, hire your own home inspector to detect any potential problems. This report could be a negotiating factor on the price of the house.

4. Getting a pre-approval on a mortgage will give you more negotiating power with the seller, as you are a “sure thing” and not a gamble.

5. Get a realistic view of the neighborhood before you buy. Drive from your potential home to work and shops during the appropriate times to evaluate traffic.

Lawn Care for the Fall

Fall Lawn Care Tips!

Now that Summer has come and gone – it’s officially time to grab the light jackets, your favorite pair of boots from last season and don’t forget that Pumpkin Spice Latte either! As humans, its fairly easy for us to transition from season to season; but for our lawns, it’s not so simple. Most people like myself just assume since Summer is over we no longer need to care for our lawns until Spring rolls around again. Then as soon as Spring hits, we are upset because we have no idea how all of those weeds survived the winter and where in the world are these new ones coming from too?

         Here are some simple but efficient ways to keep your lawn looking great during the colder months.

P.S. – Don’t forget to add the Fall’s Favorite – Mums – to your front porch! 🙂

 

First, now that it is cooler, lower your lawn blade {keeping your lawn blade higher in the summer protects fragile roots from too much heat}.  Leaving it too high for winter creates an awesome hideout for mice and other rodents–which repay you by destroying your lawn.

 

– Fall is also a great time to aerate your lawn.  An aerator is pretty inexpensive–and goes a really long way when you get a group of neighbors who want to go half-sies with you.  It will also prep your lawn to receive a winter feeding.  Fertilizing the lawn before winter gives the grass a much needed boost to ensure strong roots the following year.

 

– If you have thin or bald spots in your lawn, fall is perfect for seeding.  The weather is cool, and you don’t have to worry about a spike in heat that will affect germination.  Make sure to rake in your seed to improve germination too.

 

– If you have trees with leaves, make sure to rake them up and get them off of the lawn.  Leaving them there through the winter can lead to fungus and other diseases in the grass.  Imagine the leaves being a blanket that creates a hotbed for unwanted disease.  Rake ’em up and compost them, if you like, just make sure to get them off the lawn.

 

– Finally, make sure to think about weed control.  Destroying them now, whether with an organic weed killer or by hand, will make your job A LOT easier come spring.  All weeds do is compete for nutrients anyway, filthy beggars.

Selling your house can be an emotional and stressful time, especially if you are living in the home with kids. When it comes time to showing your house, it’s probably scary to even think about how you are going to keep the house tidy with your young kids. Realtor.com shared some great tips and tricks when it comes to selling your home while your family!

  • Have your kids help you declutter: An important task when it comes to moving, why not have your kids help you out so they will feel involved.
  • Let the kids pack their own items: Sit down with your kids and make a list of their toys, books, clothes, games, etc, and assign them specific items to pick up and pack. Buyers understand when you have kids that your life doesn’t stop for the showings, so don’t stress so much over the details of their rooms.
  • Make showing times something they can look forward to: Take the kids out for ice cream, go to the park, or go visit a friend. Try to make this time something fun so the kids aren’t dreading when it comes time to show the house.

How to Choose the Right Color Scheme

When it comes to painting your interior walls, it may seem impossible to pick the “right” color. You may begin asking yourself, “Am I going to get tired of this color?”, “Does it even match my furniture?”, “Does it make this room look smaller?”. HGTV’s, Kathy McClearly shares an article after speaking with designer Mark McCauley who has dished out some of his secrets to help you choose the right color scheme for your room!

Choose a Color Scheme From the Largest Pattern in the Space: Pick colors you like from patterned upholstery, an Oriental rug or large piece of artwork. If you are looking for a neutral wall color, uses the pattern’s whites or beiges.

Start With the Formal Areas of the House: Choose a color scheme the living room, dining room, and entry way first, then pull one color from the scheme.

 Decorate From Dark to Light, Vertically: Use darker shades for the floor, medium shades for the walls and lighter shades for the ceiling to make any space look good!

 Study the Color of Your Clothes

Most people buy clothes in colors they like to wear and think they look good in. Similarly, you should decorate your rooms in colors you look good in. “If you don’t wear yellow, don’t get a yellow sofa,” McCauley says. “You’re going to look sickly on it.”

Use the Rule of 60-30-10: According to McCauley, “When decorating a space, divide the colors in the space into components of 60 percent of a dominant color, 30 percent of a secondary color and 10 percent of an accent color”. The walls will most likely be the majority, the upholstery would represent the secondary color and accessories such as a floral arrangement or throw pillows would make up the rest. “Works every time!” he says.

Tips for Moving with Pets

When it comes to moving, it’s one of the most stressful situations in our lives. Imagine how stressful it may be on your pet. Animals have a difficult time with it comes to adapting to a new location and sometimes even travelling.

Here’s a few tips when moving with your pet.

  • Update your pet’s tags on a sturdy collar.
  • Get medical records, so you can easily transfer them to your pet’s new veterinary.
  • Take your time packing, this will cause stress to you and your pet.
  • Keep first aid and food readily available with easy access to it.
  • Keep your pet in a crate, for the safety of everyone.
  • Take consistent rest stops, for everyone to stretch their legs and do their business.
  • Once you get to the new location, find a new veterinary right away if case of an emergency.
  • Before unpacking your own stuff, unpack the pet’s necessities so it has some accustomed items in the estranged new house.
