5 Smart Home Buying Tips!

September 23, 2015 by Natalie Poteete

Five Smart Home Buying Tips!

1. Buy a house priced no more than 2.5 times your annual salary. This is a realistic guideline to ensure that you are not overextending yourself on your mortgage.

2. Buy a house in an excellent school district, even if you don’t have children. This will increase your resale value, as many home buyers do have children.

3. Before you buy, hire your own home inspector to detect any potential problems. This report could be a negotiating factor on the price of the house.

4. Getting a pre-approval on a mortgage will give you more negotiating power with the seller, as you are a “sure thing” and not a gamble.

5. Get a realistic view of the neighborhood before you buy. Drive from your potential home to work and shops during the appropriate times to evaluate traffic.

7 Reasons To Use A Real Estate Agent!

September 22, 2015 by Natalie Poteete

7 Reasons Quick Pic.

Our Take On 7 Reasons To Use a Real Estate Agent!

Tip #1: List At The Right Place – Reasons To Use

A Real Estate Agent

Realtors understand the market better and can typically list the house at the correct price.  This gives home owners an advantage over listing the property themselves.  Zillow and other methods of getting a home estimate online are rarely accurate. In Kansas City, a Zillow estimate is only correct 10% of the time. Realtors insure better pricing.

Tip #2: Better Home Presentations – Reasons To Use A Real Estate Agent

Presenting a home matters now more than ever.  Realtors make sure that these presentations go smoothly. They also have tons of experience in staging homes. In today’s market, it really matters how a home is presented.

Tip #3: Get More Buyer Exposure – Reasons To Use A Real Estate Agent

Buyers often contact a real estate agent before looking at properties. This means there are many buyers in every market that will only be looking at homes listed by an agent. Your home will get more showings and offers by listing with an agent. Agents are crucial to accessing these buyers who are shopping with other agents.

Tip #4: Higher Offers From Buyers – Reasons To Use A Real Estate Agent

Higher offers come in when you list with an agent. An agent help to make sure your property is seen by more people. They also make sure that all aspects of the buying process is handled in a professional manner. Having an experienced real estate agent can dramatically impact the offers you receive from buyers.

Tip #5: Negotiates Inspection Results – Reasons To Use A Real Estate Agent

Inspections can impact the sale of your house. Having a real estate agent gives you an expert in your corner as you handle this aspect of the sale.

Tip #6: Speeds Up Time To Close – Reasons To Use A Real Estate Agent

There is a lot of paperwork that has to transpire throughout the closing process. An agent handles all this paperwork daily so they know how to speed up the process.

Tip #7: Home Sells At Top Value – Reasons To Use A Real Estate Agent

Ultimately, you can sell your home for more money when you list with an agent! If you liked these ideas, you’ll love this. We’ve compile a list of 200 Real Estate Marketing ideas. These ideas are a great way to stay ahead of the competition.

Lawn Care for the Fall

September 21, 2015 by Natalie Poteete

Fall Lawn Care Tips!

Now that Summer has come and gone – it’s officially time to grab the light jackets, your favorite pair of boots from last season and don’t forget that Pumpkin Spice Latte either! As humans, its fairly easy for us to transition from season to season; but for our lawns, it’s not so simple. Most people like myself just assume since Summer is over we no longer need to care for our lawns until Spring rolls around again. Then as soon as Spring hits, we are upset because we have no idea how all of those weeds survived the winter and where in the world are these new ones coming from too?

Here are some simple but efficient ways to keep your lawn looking great during the colder months.

P.S. – Don’t forget to add the Fall’s Favorite – Mums – to your front porch! 🙂

First, now that it is cooler, lower your lawn blade {keeping your lawn blade higher in the summer protects fragile roots from too much heat}.  Leaving it too high for winter creates an awesome hideout for mice and other rodents–which repay you by destroying your lawn.

– Fall is also a great time to aerate your lawn.  An aerator is pretty inexpensive–and goes a really long way when you get a group of neighbors who want to go half-sies with you.  It will also prep your lawn to receive a winter feeding.  Fertilizing the lawn before winter gives the grass a much needed boost to ensure strong roots the following year.

– If you have thin or bald spots in your lawn, fall is perfect for seeding.  The weather is cool, and you don’t have to worry about a spike in heat that will affect germination.  Make sure to rake in your seed to improve germination too.

– If you have trees with leaves, make sure to rake them up and get them off of the lawn.  Leaving them there through the winter can lead to fungus and other diseases in the grass.  Imagine the leaves being a blanket that creates a hotbed for unwanted disease.  Rake ’em up and compost them, if you like, just make sure to get them off the lawn.

– Finally, make sure to think about weed control.  Destroying them now, whether with an organic weed killer or by hand, will make your job A LOT easier come spring.  All weeds do is compete for nutrients anyway, filthy beggars.

That’s the basic Lawn Care 411. Is there anything that you do differently?

Why You Need a Buyer’s Agent

August 25, 2015 by Natalie Poteete

Purchasing your perfect place to call home can be stressful time, so why go through that alone? Contrary to popular belief, buyer agents work for you for free! Many people think that they have to pay a sales commission when they are purchasing a home, but only the seller has to pay commission. So, not only is your buyer agent working for free, but they are also going to negotiate the best terms and price for you, the buyer! A buyer agent can help ease any worries you may have during the process of finding that perfect home. They can find you listings and set up showings according to what you are in search for, they are experienced negotiators to get you the best terms for what you want, and they can explain everything to you throughout the entire process. You will find it very beneficial when it comes time to do all of the paper work because honestly no one likes doing paper work; your agent will handle all of that for you and will be looking out for your best interests! Prevent some of the stresses when buying a house and get your own agent who is looking out for your best interests!

When it comes to moving, it’s one of the most stressful situations in our lives. Imagine how stressful it may be on your pet. Animals have a difficult time with it comes to adapting to a new location and sometimes even travelling.

Here’s a few tips when moving with your pet.

  • Update your pet’s tags on a sturdy collar.
  • Get medical records, so you can easily transfer them to your pet’s new veterinary.
  • Take your time packing, this will cause stress to you and your pet.
  • Keep first aid and food readily available with easy access to it.
  • Keep your pet in a crate, for the safety of everyone.
  • Take consistent rest stops, for everyone to stretch their legs and do their business.
  • Once you get to the new location, find a new veterinary right away if case of an emergency.

First-Time Home Buyers Are Waiting Longer to Purchase

August 17, 2015 by Natalie Poteete

According to an article published by CNBC on August 17, 2015, first-time home buyers are waiting longer than ever before to purchase their first home. Based off of new analysis from the real estate firm, Zillow, the average first-time home buyer is renting for 6 years, which is more than doubled from previously 2.6 years in the 1970s. A generation ago, the average age of a first-time home buyer was 30 and is now up to 33 years of age.

Experts say that the wait is due to financial challenges and that for renters, saving money for a down payment is a barrier.  Most first-time home buyers are relying on person savings for part of their down payments, but with the increase of rental prices it’s making it more difficult to put money aside for savings. Nationwide, rental prices have increased about twice the pace of average hourly wage growth. An astounding 46 percent of rents, ages 24 to 34, are spending upwards of 30 percent of their incomes on rent, according to a report by Harvard University’s Joint Center of Housing Studies.

Housing specialists note that surveys still show a strong interest to buy among the young Americans, but that their timelines for purchasing depend on achieving more stability in their careers. It appears that job security is a vast factor according to a study by The Money Source. After examining over five thousand home buyer applications, the buyers averaged about 4.5 years in their field of work and help their current job for at least three years. The outcomes of the study prove how acute job stability has become for a generation that entered the workforce during the Great Recession and its slow-growth recovery.
