2. Buy a house in an excellent school district, even if you don’t have children. This will increase your resale value, as many home buyers do have children.

3. Before you buy, hire your own home inspector to detect any potential problems. This report could be a negotiating factor on the price of the house.

4. Getting a pre-approval on a mortgage will give you more negotiating power with the seller, as you are a “sure thing” and not a gamble.

5. Get a realistic view of the neighborhood before you buy. Drive from your potential home to work and shops during the appropriate times to evaluate traffic.

Selling your house can be an emotional and stressful time, especially if you are living in the home with kids. When it comes time to showing your house, it’s probably scary to even think about how you are going to keep the house tidy with your young kids. Realtor.com shared some great tips and tricks when it comes to selling your home while your family!

  • Have your kids help you declutter: An important task when it comes to moving, why not have your kids help you out so they will feel involved.
  • Let the kids pack their own items: Sit down with your kids and make a list of their toys, books, clothes, games, etc, and assign them specific items to pick up and pack. Buyers understand when you have kids that your life doesn’t stop for the showings, so don’t stress so much over the details of their rooms.
  • Make showing times something they can look forward to: Take the kids out for ice cream, go to the park, or go visit a friend. Try to make this time something fun so the kids aren’t dreading when it comes time to show the house.
